Of course, we realise that a ‘one size fits all’ is not appropriate for our luxury market clientele. Every homeowner has a different set of requirements, so we are committed to tailoring each Property Management Contract to your specific needs.

As part of our management service we will visit your property on a weekly basis, to check the following:

The property exterior including alarm systems and all entry points

Gas and mains electricity points

The water supply – by flushing of toilets and running of taps

Inspection for damp and mould to the interior

Signs of vermin and infestation

Watering of house and balcony plants

Post inspection your property will be left secure.

An additional inspection will always follow any severe weather conditions

We will ensure water lines are secure and radiators are set to a safe minimum temperature for the colder season.

Your peace-of-mind is assured with our monthly written report

This will ensure you are updated on the outcome of all checks and any additional services we provide as part of your contract

You will be notified in writing of any required maintenance and the estimated costs involved

We price all maintenance work at highly competitive rates

Notification will always be given before any maintenance or required work commences

We will ensure that your holiday home is perfectly prepared for the next guest and that they receive a first-class level of customer service:

The cleaning, airing and supply of fresh laundry and bath towels prior to guest arrival

A ‘Meet and Greet’ service with our informative and helpful staff, which includes the provision of keys and guide around the property to familiarise your guests with how the property works

Tourist information including booking excursions, activities and transport for your guests

A property inspection on guest departure to check for breaks and damages.

Deposits will be retained following any such incidents, and homeowners will be duly notified

For guests requiring immediate assistance, our well-trained team are on call 24/7 and ready to help in any way they can:

Common problems can easily be solved by telephone including the operation of appliances, power loss, lost keys, minor health issues and assistance with local authorities

If an immediate remedy cannot be provided with our telephone hotline our dedicated maintenance team and tradesmen on hand, to respond in person to verify and rectify any faults or damage

We will monitor and organise our homeowners’ payment of property utilities including gas, electricity, water, Sky TV and also of annual Property Tax:

We will notify you of actual meter readings periodically

We will provide meter readings to the relevant utility companies and the local commune

Periodical reports summarising all property bills and taxes will also be submitted to owners

We can also assist in preparing declarations of income tax and the payment of Property Taxes through our well-established Italian Accountant

We will leave a short but informative Visitor Guide in your property:

This will be updated every six months

It contains all relevant visitor information including an up-to-date list of transport links, local restaurants, bars, supermarkets and healthcare information – with contacts and addresses for emergency services, doctors and local pharmacies

We will produce a personalised guide for your holiday property. 

This highly useful and handy reference tool for your guests will include:

An area map

Step-by-step colour photos demonstrating how to use the appliances in the property

What to do in the event of power cut and other essential domestic information, e.g. where to put household rubbish

In your absence we will represent you in all Property Management related condominium meetings:

We will voice your opinions when democratic decisions are being made

We will provide you with the follow-up minutes and resultant outcomes of these meetings in an English-written report
